Analysis of over 3,600 July 2025 home sales in the Denver Metro Area shows that for every 1% a home is overpriced compared to its final sale price, it spends approximately 2.44 extra days on the market. The average days on market across the dataset is 41 days, suggesting that many homes are priced about 4.8% above their true market value, which results in longer selling times. Accurate pricing is therefore crucial to reduce time on market and attract serious buyers quickly.
